Why Did I Receive My Renewal Offer So Early?

Many of our homes are near a university, and the local rental market runs on the school calendar. Most people decide where they'll live next year during the fall semester, so we send renewal offers in the fall and ask for your decision about halfway through the semester.

Is this student housing?

No. Our homes are open to everyone, and your lease isn't connected to any school. But because we're close to campus, demand for next year's housing picks up early in the fall, and that sets the timeline for the whole neighborhood.

Why does it need to happen this early?

By mid-semester, many renters near campus have already toured and signed leases for next year. If we waited until closer to your lease end date:

If you're moving, many nearby homes would already be leased, leaving you with fewer options.
If you're staying, we couldn't confirm your home for next year before the busiest leasing season.
If your home will be available, the best window to find the next resident would already be over.

Hearing from you early lets us secure your home if you're staying, and plan ahead if you're not.

What are the benefits of renewing early?

Lock in your home. Renewing secures your home for next year before it's offered to new residents.
Know your rent ahead of time. You can plan your budget well in advance.
Time to coordinate with roommates. If you share your home, everyone has time to decide together.

Does renewing now change my current lease?

No. Your current lease stays exactly as it is. Your renewal only takes effect when your current lease ends.

What do I need to do?

Review your renewal offer, including the rent and lease dates.
Let us know your decision by the response date listed in your offer:

Staying? Sign your renewal.
Moving out? Let us know so we can plan for the next resident.
Not sure yet? Contact us. We're happy to talk through your options.

If we don't hear from you by the response date, we may begin showing your home to prospective residents for next year.

I have roommates. What if some of us want to stay and some want to leave?

Start by completing the partial renewal form using the link in the DocuSign envelope we sent with your renewal offer. What happens next depends on whether you're adding anyone new.

If roommates are leaving and no one new is joining

Once the form is submitted, the remaining roommates are set up on a new application together. If you don't have anything new to submit this year, you don't need to do anything else. We'll send your new roommate group to the owner for approval.

If you're adding a new roommate or replacing one who's leaving

List any new residents on the partial renewal form. Each new resident will need to complete an application. Roommates who are staying don't need to do anything else unless they have something new to submit. Once everyone's applications are in, we'll send your new roommate group to the owner for approval.
