Is The Holding Deposit Refundable?

No. Holding deposits are non-refundable, with one exception: if your application is denied, your holding deposit is refunded.

Why isn't it refundable?

When you pay a holding deposit, we take the unit off the market for you. We cancel future tours and remove the listing, which means other applicants can't rent it. The holding deposit covers the time the unit is held for you instead of being available to others.

When is it refunded?

Only if your application is denied. In that case, your holding deposit is refunded right away. If you paid by bank transfer (ACH), the refund goes out as soon as your payment finishes clearing on our end.

When is it not refunded?

In every other situation, including if you:

Change your mind about the unit or decide not to move forward
Withdraw your application
Are approved but don't sign your lease
Find another apartment

Before paying, make sure you and everyone on your application are ready to commit to the unit.

What about application fees?

Application fees are never refundable, including when an application is denied. They also do not credit towards move in costs like a holding deposit does.

What happens to my deposit if I sign the lease?

It's credited toward your total move-in costs. See "What Is A Holding Deposit and What Does It Go Towards?"
